Seller to establish at the time of listing the commission fee payable in the event a buyer agent procures the buyer.
Ohio Broker Direct will direct and forward all inquiries directly to the seller.
I do not employ Buyers Agents to work sellers' leads. You work directly with me and all leads go DIRECTLY to the seller. Why work directly with me? As the Broker and Owner of Elflein Real Estate I can assure that you (as the seller) receive all leads - instead of in-house referral of leads to other buyer agents in return for a portion of fees. I do not retain buyer agents as employees or as independent contractors to work my seller's leads and I do not have a clause in my contract allowing me to earn the buyer agents commission if I (as the listing agent) procure the buyer. It is my belief that such behavior and/or policies not in the best interest of sellers..
Some competitors (often directly affiliated with For Sale by Owner websites) may offer a similar "fixed-fee" program for less, however, they retain buyer agents to work the seller leads! Please note that although the seller's phone number is listed in the MLS - some of the websites that the listing rolls onto will only allow the listing brokerage's contact information to be posted, hence the leads may not go directly to you.

Fee-for-Service Listing terms & facts:
*Listing shall be placed in the appropriate MLS listing service for the area: NORMLS & CRIS allow for 7 pictures; Columbus MLS allow for 10 pictures.
** As permitted by the local board of Realtors and the owners of the websites who choose to pull information from the IDX system. Ohio Broker Direct, LLC does not have control over the rules and regulations of these entities - rules and regulations are subject to change at anytime.
Ohio Broker Direct, LLC will allow the Seller to withdraw the listing at anytime without penalty. Listings will be activated and uploaded onto the MLS within 24 hours of receipt of all documents (excluding weekends and holidays); all processed credit-card transactions are non-refundable. Ohio Broker Direct, LLC reserves the right to terminate this listing without notice or recourse should is be discovered the seller has in any way violated Ohio law, MLS rules and/or regulations or terms of the listing agreement. This includes, but is not limited to a seller instructing Ohio Broker Direct, LLC or its Broker in any way not to comply with the laws, regulations or terms set forth by the Ohio revised code or MLS. In the event a property has not sold during the listing period the client, at the Brokers discretion, may renew the listing for a minimal fee of $50.00 as long as the listing is renewed prior to the expiration date.
A listing placed on the MLS is the most effective form of advertising available. It has proven to be significantly more effective than newspaper classifieds, open houses or For Sale signs combined. MLS listing gives your home the marketing exposure necessary to obtain the highest possible price in the least amount of time. Ohio Broker Direct, LLC's fee for service listing programs provides maximum exposure by posting your property information on both the REALTOR® MLS and Realtor.com websites as permissible in conjunctions with the rules and regulations of the Local of Realtors.
Studies have indicated that over 75% of home buyers find their homes through agents using the MLS therefore Sellers who do not utilize the MLS system are missing out on approximately 3/4 of the market.
